The proposal shows the fixed scope, delivery stages, ownership, third-party costs and ongoing options. If the likely return does not justify the work, we will say so.

Pricing — straight answers
Why do Built Proper projects start at £8,000? +
We do not sell reskinned templates or brochure pages. A build includes strategy, distinctive design, hand-coded delivery, technical search foundations, analytics and proper handover. Smaller jobs are usually better served by a freelancer or a website builder.
Do you charge monthly website rent? +
No. You own the website code and content. Ongoing work pays for active services such as SEO, agent management, CRM support and improvement—not permission to keep your site online.
Can we start with one part? +
Yes, where it makes commercial sense. A focused website, CRM or AI workflow can be the first phase. We scope the interfaces properly so later phases do not require rebuilding the first one.
Is VAT included? +
The ranges below are exclusive of VAT where applicable. A written proposal confirms the fixed scope, payment schedule and any third-party costs before work begins.
